The residential complex "Ladya" is a real Samara celebrity from the world of architecture: it made everyone's eyes callous, gave rise to a huge number of myths and carefully fenced off from the outside world. The tenants and managers of the building keep repeating the status of their residence in the complex and its developed infrastructure; the rest of the townspeople still think that the towers on Lesnaya will slip into the Volga not today tomorrow and gossip that the skyscrapers are half-empty, and that they have to pay a lot to join the elite. As part of the program to destroy legends, Bolshaya Derevnya talked with the resident of the Ladya penthouse and the architects about who lives in the iconic skyscraper, how much the utilities cost, and how long the Samara skyscraper will stand.

At high altitude

Construction of the Ladya began in 2003. According to the author of the project, Yuri Koryakin, this was the first building of twenty-five floors in the Volga region - Moscow experience was used in the development of the project and in the solution of engineering networks. The construction was carried out in three stages: the first candle of eighteen floors was handed over in 2004, another two, twenty-five each, in 2006 and 2008. Ladya still remains one of the tallest residential buildings in Samara - as much as 122 meters of glass and concrete.

City holidays are visible from the roof, but fireworks just do not reach the top.

Alexander is the owner of a two-story penthouse with a private terrace on the roof of one of the towers. The view of the Zhigulevskaya gate became one of the reasons for Alexander to move to a high-rise on Lesnaya. The apartments in Ladya have full-length panoramic windows. City holidays are visible from the roof, but fireworks simply do not reach the top: residents look down at the fireworks.

"Ladya" was erected on the site of the Soviet long-term construction - the "Tourist" hotel. According to the architect Vitaly Stadnikov, the construction of the residential complex benefited a previously deserted area - thanks to the skyscrapers, a pedestrian zone has developed here, for example, a boulevard appeared on Chelyuskintsev.

The relief damaged the reputation of the building: even before the start of construction, the complexity of the soil was widely discussed - around two ravines with fill soils and karst voids. To prevent the "Ladya" from falling apart, it was placed on a foundation made of a monolithic slab reinforced with piles.

If there was a danger, everything would have already collapsed.

The three towers of the Rook stand on a common base. The three-storey stylobate (the common ground floor of the building together with its upper, above-ground, part - ed.) Appeared due to the relief difference. The stylobate contains the entire infrastructure of the complex: a parking lot with lifts leading directly to the entrances, boutiques, a restaurant, a spa, fitness and a supermarket. Children's and sports grounds and the Ladya walking area are located on the roof of the common ground floor. However, according to the architects, the area of ​​the adjacent territory is hardly enough for a truly comfortable stay.


The nets in the Ladya are our own. This apartment is more expensive, but a communal apartment is cheaper.

Now questions about the stability of the building cause rather bewilderment among architects: if there were a danger, everything would have collapsed long ago. But "yes, they are slipping into the water" is still the first reaction to the mention of the Rook towers. It seems that the construction company itself is trying to get rid of this association - if earlier the features of the foundation were explained in detail on the LCD website, now there is not a word about it.

According to tenants, many apartments in the Ladya are empty. Those who have a reserve here, but continue to live in country cottages. But, as they say, "no neighbors - no problems."

I have a neighbor whom I have seen a couple of times in two years. Many of the Ladya apartments are owned by famous athletes. A famous hockey player lives next to me. Personally, I have never seen him, but his mother has already stopped by.

Our penthouses have their own roof terraces. You can use them however you like. One of my neighbors just put in extra air conditioners there. Can afford it: he has a country house and a terrace unnecessarily. They say, for example, that they brought him a Jacuzzi bath directly from a helicopter through the roof.

The prices of apartments in three "samovars", as they are popularly dubbed, make your head spin stronger than from the view from the upper floors: in the secondary housing market, a two-room apartment in Ladya costs about 12 million rubles, and for a four-room apartment they can ask for a space of 55 million - for comparison, with this money you can buy 16 apartments in Samara or start living in two cities, torn between the inscriptions on Nevsky and Patriarchs. Contrary to expectations, the communal apartment in Ladya does not tend to infinity: 45 rubles per square meter per month, on average - 6 thousand rubles per apartment. It is even cheaper than in the central area: according to Alexander, the maintenance of his apartment of 350 square meters is about 7-8 thousand versus 10-12 thousand for 90 square meters in the Soviet house at McDonald's.

How to repair

"Ladya" is a monolithic brick building. In addition to the outer walls and columns, there is only one load-bearing wall, all communications pass through it. Thanks to this, in "Ladya" a free layout of apartments is possible, but unforeseen difficulties may arise when agreeing on redevelopments. In penthouses, for example, you can put a fireplace, but in order to be allowed, you have to sweat.

From my point of view, the Ladya project was outdated even at the stage of creation. Architecturally, there is nothing innovative about the Ladya. In it, Luzhkov's spiers are combined with an attempt to cross Stalin's skyscrapers with the glass prisms of Shanghai, but in this performance they are significantly lacking in scale. This residential complex, as it were, should create the illusion that the city of Samara is developing in the same way as the modern megacities of Asia or the cities of Europe in the 1950s, when interesting high-rise buildings were created there. But in fact, the architecture of the Ladya does not correspond to either the western artistic trends of the first half of the 20th century, or to the modern eastern scale of construction. This residential complex is a product of a consciousness filled with an inferiority complex in relation to both the West and the East.

The Ladya is a product of the infill era. The complex arose at a time when no one took into account the number of vacant places in schools, kindergartens and clinics in the building area. It did not become a problem, because it did not appear in the city center, like a new candle on Vilonovskaya, but on an empty, degraded territory.

The dimensions of the Ladya make it possible to speak about the architectural culture of the city of Samara as a whole and criticize the local practice of building high-rise buildings in the coastal zone. For commercial construction, these are, of course, the most obvious areas, since the territories in the depths of the city have their drawbacks: dilapidated buildings, unformed highways, crumbling infrastructure. But the construction of high-rise buildings in the coastal zone is bad from the point of view of the functioning of the city. In the event that new houses are built along highways, in public centers of the city, this will contribute to the development of Samara. Now the city does not have the socio-economic and cultural potential to build high-rise complexes along the coastline. This venture smacks of empty boasting.

The architectural solution of "Ladya" cannot be called successful. The three cylindrical buildings, still reinforced with cylinders at the top, look inorganic - like a man with two noses.

The residential complex "Ladya" consists of 2 houses, which are built on the highest point in the city of Kazan. Thus, it is immediately clear that the residents will have a stunning view of the city from the windows of the apartments.

The houses according to the project have one-, two- and three-room apartments. Residents can choose the layout they like according to their taste. Firstly, the houses themselves look like a rook, tables for chess are installed in the courtyard of the residential complex, floor tiles in this style and forged fences will also take you into the world of this intellectual game.

Residential complex "Ladya" differs from all other buildings in the city. Firstly, on the territory of the complex it will be possible to enjoy the apple orchard, which is called "Newton's Alley". In addition, there is also an outdoor area with exercise equipment, so that sports fans can combine business with pleasure. Secondly, there is a special observation deck on the roof of the residential complex, which offers a wonderful view of the city. And thirdly, there is a telescope on the observation deck, with which it will be possible to look at the stars at night.

It should be noted that in addition to these advantages, the complex is located in a developed area, which means it has a good infrastructure. Nearby are schools, kindergartens, shopping centers and shops.

There were times when this roof seemed completely inaccessible. Rumors about the vigilant concierge, who lets into the entrance almost with passports, the courtyard, "armed" to the teeth with cameras that monitor your every move, and an ingenious sensor that immediately responds to the opening of the door to the roof. But times have passed, and now even this did not become an obstacle for us when we hit the roof of the highest residential building in Samara. Undoubtedly, during the day the views from this roof are the most picturesque in the daytime, because the Ladya is located near the Volga, and half of what you will see from it will be the embankment.
